SUDS-compliant drainage
Permeable Resin Surfacing
Free-draining surfaces that let rainwater pass straight through into the ground below. Permeable resin surfacing is SUDS-compliant, clears standing water and run-off, and usually means no planning permission — all backed by a 10-year written guarantee.
What you get
Surfacing that manages water by design
Permeable resin surfacing pairs a bound resin top with a free-draining sub-base, so water drains through the whole build rather than running off. That’s what makes it SUDS-compliant.
Drains through the surface
Rainwater passes through the bound surface and into a permeable sub-base, clearing puddles and run-off at source.
SUDS-compliant build
The full permeable build meets Sustainable Drainage System requirements — not just a porous top layer over the wrong base.
Usually no planning permission
Because water drains on your own land rather than to the road, most permeable installs fall under permitted development.
Cuts flooding and run-off
By absorbing rainfall where it lands, a permeable surface eases pressure on drains and reduces localised flooding.
Smooth, no loose stones
You get the seamless, bound finish with no scatter — permeability without compromising on looks.
Built right down to the sub-base
Permeability depends on the layers beneath. We build the sub-base to drain, not just the surface on top.

Why choose us
Permeable means permeable all the way down — not just the top
A surface is only truly permeable if the whole build drains, sub-base included. Plenty of ‘permeable’ installs fail because a porous top was laid over an impermeable base, leaving water trapped. We build the full permeable system — the right sub-base, the right resin-to-aggregate ratio — so water actually clears the way SUDS compliance requires.
The most common permeable application is the driveway itself — see our permeable resin bound driveways for the full picture.
We assess how your site drains before specifying anything. Ground conditions, existing falls and where water needs to go all shape the sub-base design — the part of a permeable build that does the real work and the part cheaper installs skimp on.
Getting permeability right is what keeps you within permitted development in most cases, so a properly built permeable surface usually avoids the planning permission that impermeable driveways can trigger. We confirm the position for your property during the survey.

Permeable resin surfacing is the right call when…
- Your driveway floods or pools waterA permeable build clears standing water by letting it drain through rather than across the surface.
- You want to avoid planning permissionA SUDS-compliant permeable surface usually keeps a new driveway within permitted development.
- Run-off is a problemAbsorbing rainfall on site eases pressure on drains and reduces water running onto paths or the road.
- You want drainage without a smooth-finish compromisePermeable resin gives the seamless bound look and full drainage in one surface.
- Sustainability matters to youReturning rainwater to the ground where it falls is a more sustainable way to manage surface water.
Work process
How we build a permeable resin surface
A permeable surface is an engineered drainage system as much as a finish. Every layer is built to drain.
Survey and drainage assessment
We assess ground conditions, falls and where water needs to go, then design a permeable build to suit the site.
Permeable sub-base construction
We build a free-draining sub-base to the correct depth — the layer that makes the whole system genuinely permeable.
Edging
We fit containment edging that holds the surface without blocking drainage at the perimeter.
Mix and trowel
Resin and aggregate are mixed at the correct ratio and trowelled to a smooth, porous finish.
Cure and drainage check
The surface cures in around 24 hours. We check that water drains through as designed before handover.
Tidy handover
We clear all waste, leave the site tidy and explain simple ongoing care.
Materials
Trusted, industry-recognised systems
We only specify UV-stable resin and graded aggregate from
established suppliers, because the quality of the materials decides how well the surface
drains, holds colour and lasts.
FAQs
Permeable resin surfacing questions
What makes a surface SUDS-compliant?
The whole build has to drain — a porous resin surface over a free-draining, permeable sub-base — so rainwater soaks into the ground rather than running off. A porous top over an impermeable base is not SUDS-compliant.
Will I need planning permission?
In most cases, no. Because a permeable surface drains on your own land rather than to the road, it usually falls under permitted development. We confirm the position for your property during the survey.
Can you make my existing driveway permeable?
Only if the sub-base drains. If your current base is impermeable concrete, simply laying a porous surface on top won’t achieve true permeability — we’ll explain what the site needs to drain properly.
Does permeable surfacing help with flooding?
Yes. By absorbing rainfall where it lands and releasing it into the ground, it eases pressure on drains and reduces localised flooding and run-off.
Is the finish different from standard resin bound?
No — you still get the smooth, seamless, no-loose-stone finish. The difference is in the permeable sub-base and build beneath that make the whole system drain.
